CleanSpark signs $6.6B, 20-year data center lease

CleanSpark signed a 20-year, $6.6B triple-net lease for its Georgia data center with a global tech firm, covering 175 MW. Revenue could reach $11.6B with extensions. The deal includes exclusive Texas portfolio rights.

CleanSpark has entered into a 20-year triple-net lease with a major, undisclosed global technology company for its Sandersville, Georgia data center campus. The agreement covers 175 megawatts of critical IT load and is projected to generate $6.6 billion in revenue over the initial term. If two five-year extension options are exercised, total revenue could reach $11.6 billion. Under the triple-net lease, the tenant is responsible for all operating expenses, taxes, and insurance, enabling CleanSpark to achieve a near-100% net operating income margin. Deliveries of the IT capacity are set to begin in the fourth quarter of 2027. Additionally, the tenant has signed a letter of intent for exclusive negotiation rights covering CleanSpark’s entire Texas portfolio, which spans 718 acres and up to 885 MW of capacity. Following the announcement, CleanSpark’s stock traded at $12.36, with a $3.17 billion market cap, reflecting a 22% year-to-date increase.
